It is the arithmetic average of two housing markets that share a county line and almost nothing else.

Byhalia trades like a Memphis exurb pulled forward by industrial jobs and new construction. Holly Springs trades like a historic small town with deep inventory and patient sellers. If you set your budget by the county figure, you will show up in Byhalia short on cash and in Holly Springs with money you did not need to spend.

Start with the friction most buyers miss

Before the price talk, there is a school-district wrinkle that catches out-of-town buyers almost every week. Northern Byhalia parcels sit inside the Lewisburg School District, which is a DeSoto County district, while other parts of the same 38611 zip fall under the Marshall County or Byhalia Municipal districts. Same town name on the mailing address. Different tax roll, different attendance zone, different comps.

A house listed as "Byhalia, MS 38611" in The Pines at Stonewall or on the north side of Byhalia Road is a Lewisburg-schools property, and listings in that pocket routinely note the district in the first line of the remarks because agents know it moves the price. If you are searching on address alone, you can compare two homes a few miles apart as if they are peers when the market is treating them as different products.

That is the kind of thing that only shows up when someone writes the offer. Better to price it in before you start touring.

That headline decline is not really a story about Marshall County softening. It is a story about mix. When Holly Springs' slower, lower-priced historic stock sells and Byhalia's new-construction pipeline is still under contract or not yet closed, the median gets pulled down even if individual price points are holding.

Look at each town on its own and the picture reverses.

Why Byhalia is pricing like a Memphis suburb

Byhalia sits at the junction of I-22/US-78 and I-269, roughly 35 miles from the Port of Memphis, Memphis International Airport, and the BNSF Railway network. That geography is the reason a town of about 1,417 residents (2026 estimate) has 42 active new-home communities on NewHomeSource with over a thousand homes in the pipeline priced from $240,990 to $665,620.

The employer roster explains the demand. Amazon, McKesson, Williams-Sonoma, and McCormick already run warehousing and manufacturing operations in the Chickasaw Trails Industrial Park. In April 2025, the Mississippi Development Authority announced that Amazon would add a 930,000-square-foot inbound cross-dock at Chickasaw Trails, creating 1,000 jobs over three years with MFLEX incentives and county-supported road improvements. That single project alone is a workforce event for a town this size.

Layer on the BlueOval City ripple from Stanton, Tennessee, which sits within reasonable commute range up US-72 and I-22, and Byhalia is functioning as workforce housing for two industrial corridors at once. D.R. Horton is building the Bowen, Harper, Downing, and Taylor floorplans inside Chickasaw Trails' residential section. Silo Ridge Estates, developed by Meridian Pacific, offers 1.5- to 4-plus-acre modern farmhouses at 2,200 to 3,000 square feet. Cedar Crest is putting up four-bedroom, three-and-a-half-bath new construction near $570,000. That is a spread of product types you do not typically see in a town of 1,400 people, and it exists because the employment story pulled builders in ahead of the households.

What your budget actually buys

Think of the same dollar in three places.

$200,000 to $250,000

In Holly Springs, this is the working part of the market. You are looking at renovated 1920s and 1930s bungalows a few blocks from the Holly Springs Town Square, mid-century ranches on quarter-acre lots, and small acreage with older homes on the fringes. Holly Springs' median list price of $177,000 in May 2026 means most of the town is under this ceiling and you have real negotiating room, with 137 average days on market signaling that sellers are not fielding multiple offers.

In Byhalia proper, this range mostly gets you older stock or manufactured homes on acreage. New construction rarely lands here. The Chickasaw Trails entry floorplans start around $240,990 and move up quickly with lot premiums.

$300,000 to $375,000

Byhalia's sweet spot. This is where D.R. Horton's Harper (four bedrooms, 1,665 square feet) and comparable production plans live, plus lightly used resales in the same subdivisions. Redfin pegs Byhalia's new-construction median at $324,000 with 93 days on market, meaning inventory is moving faster than the county average even at a higher price point.

In Holly Springs, the same budget buys you a restored historic home with real square footage. The Pines, an 1870 Holly Springs property with 13-foot ceilings, and the antebellum McCrosky Place are the extreme end of that stock, but the middle of it is very reachable.

$400,000 and up

Byhalia acreage and premium new construction. Silo Ridge Estates delivers modern-farmhouse builds on multi-acre wooded parcels. Cedar Crest and The Pines at Stonewall push into the high $400s and $500s, and Stonewall's Lewisburg school-district address is priced into those numbers. Custom builds on 5 to 15 acres off Highway 309 or Wall Hill Road clear $500,000 without much resistance.

In Holly Springs, this budget puts you in named historic homes on Church Street or the largest acreage tracts inside the city limits. The buyer pool for those is smaller, which is why days on market runs long even when the properties are exceptional.

Holly Springs plays by different rules

Holly Springs is not underperforming. It is a different asset class. The town has 114 active listings sitting an average of 137 days, versus Byhalia new construction moving in 93. That gap is not a red flag on Holly Springs, it is a signal that the inventory skews toward homes that need a specific buyer, meaning historic renovations, larger square footage in older shells, and rural acreage that appeals to a slower, more selective search.

If you are moving for a Chickasaw Trails or Memphis-airport-corridor job, Byhalia is the shorter commute and the newer construction. If you are moving because you want a walkable historic square, 30 minutes to Oxford and the University of Mississippi, and a lower entry price, Holly Springs is the value. Same county, different decisions.

What the countywide decline actually means

The 14.8% year-over-year drop in the Marshall County median is best read as compositional, not directional. Holly Springs is transacting on lower-priced historic stock. Byhalia's new-construction pipeline is expanding faster than closings can catch up. When you weight those together, the median dips even if a Chickasaw Trails Harper closed today at the same price it would have closed at a year ago.

For a buyer, the takeaway is simple. Do not shop the county. Shop the town, the school district, and the subdivision. The finance-side math changes materially between the two.
